If you take a look at the NORMLS stats for the last 30 days, sales in the Chagrin Falls school district are averaging at 94% of list price! I see that as even more incentive to get homes priced right from the outset. It seems like even very nice homes that are priced incorrectly are just languishing on the market. However, the good news is that homes priced right AND in good condition, with appropriate upgrades (for the price), are moving.
And...
There are qualified buyers out there and they need reassurances from agents and credible lenders that it is OKAY and, in fact, a terrific time to buy. They need our guidance to get throught the buying process with ease.
